What is the FHSA?
The First Home Savings Account lets you save up to $8,000/year (max $40,000) tax-free for your first home. Contributions are tax-deductible and growth is tax-free. It's one of the best savings vehicles available to first-time buyers in Canada.
How much down payment do I need?
Minimum 5% for homes under $500K, 5–10% for homes up to $999K, and 20% for homes $1M+. I can help you build a savings strategy to get there.
What's mortgage default insurance (CMHC)?
If your down payment is less than 20%, you'll need CMHC mortgage insurance. It's a one-time premium added to your mortgage amount. I'll calculate it for you upfront so there are no surprises.
Should I get pre-approved before house hunting?
Absolutely. Pre-approval gives you a firm budget, locks in a rate for 90–120 days, and makes your offer more competitive. It's step one for every buyer I work with.
