Buying your first home in BC is exciting, expensive, and honestly a little overwhelming. There's a lot of information out there — and a lot of it is either overly technical or written for the American market (we don't use 'escrow' here, folks). This guide is for Canadians, specifically BC buyers, in plain language.
Step 1: Figure out what you can afford
Before you fall in love with a home on Realtor.ca, know your budget. A mortgage pre-approval gives you a real number based on your income, debts, and credit. It also locks in a rate for 90–120 days. Get this done before you start serious house hunting.
Step 2: Save your down payment
In BC, homes are expensive. Here are the rules: minimum 5% for homes under $500K, 5–10% for homes between $500K–$999K, and 20% for homes at $1M+. The more you put down, the less mortgage insurance (CMHC) you pay. Speaking of which...
Step 3: Understand CMHC insurance
If your down payment is less than 20%, you'll need mortgage default insurance. It's a premium based on your loan-to-value ratio — ranging from 2.8% to 4% of your mortgage amount. The good news: it's added to your mortgage, so you don't pay it upfront. The better news: it allows you to buy with as little as 5% down.
Step 4: Use every first-time buyer program available
Canada has some excellent programs for first-time buyers: The First Home Savings Account (FHSA) — save up to $40,000 tax-free. The RRSP Home Buyers' Plan — use up to $35,000 from your RRSP. The First-Time Home Buyer Tax Credit — up to $1,500 back at tax time. BC Property Transfer Tax First-Time Buyer Exemption — exemption on the first $500K of purchase price. Step 5: Get pre-approved and find your realtor
With your pre-approval in hand, find a good realtor who knows your target area. Your realtor and I will work together to make sure the timing and financing align perfectly.
Step 6: Make an offer and finalize your mortgage
When your offer is accepted, you'll have a subject-to-financing clause that gives us time to finalize your mortgage. I'll gather your final documents and submit to the lender. On completion day, your lawyer handles the paperwork and you get your keys.
